Phase 1: Initial Assessment

RAS provides a preliminary visual assessment of the exterior façade systems to qualify its condition, list the extent of deficiencies observed or identify the mechanisms of failure. This phase is useful to assess whether a full balcony system “Comprehensive Evaluation” is necessary and to determine whether the system can be partially repaired or depending upon its potential remaining life recommends its replacement.

Phase 2: Comprehensive Evaluation

After performing an initial assessment of the actual conditions a “Comprehensive Evaluation” report of the balcony systems will be utilized to quantify the final scope of work within the project specifications necessary for the completion of the permit set of construction documents. At times this “Comprehensive Evaluation” may require onsite testing to determine the adequacy of the supporting structure and existing waterproofing systems. RAS collects all the data and develops a comprehensive report accompanied with an estimated budget.

Once the report and budget have been approved by an owner the project advances on to the bidding process. RAS will not only prepare a complete set of “Specifications” and define the “Scope of work” for competitive pricing and permitting but will also assist in the Bid Review Process to assure that the proposals are technically aligned with all the Bid Document requirements. RAS will then prepare a Final Bid Tabulation Report and if requested, will test and qualify contractor applicators of each bidding company. The full set of Construction Documents for Contractor selection and Permit Application usually consist of Specifications, Signed and Sealed drawings for restoration of concrete, shoring plans, balcony door, and railing systems, Slab load bearing calculations, and any test results that may have been required.

Acting as “Engineer of Record” or “Special Inspector” during this phase RAS oversees the actual restoration of the Balcony system and provides Quality Control of the process, being able to make immediate decision on any unforeseen condition. Upon completion of the installation RAS will provide all the necessary Testing Services to insure that the system was installed according to the manufacturer recommendations and satisfies all the design criteria requirements, such as; concrete strength, stucco adhesion and permeability, Balcony Railing pull out testing. At the completion of the work RAS provides the final inspection letter and inspection log, if required, to close the permit with the Building Department.

Upon completion of the Balcony installation and the Construction Phase of the project, RAS will assemble and archive all test data on a Performance Data Base. This information will be available to the Owner for any possible warranty issues, insurance claims, and annual inspections or as required by the Insurer.
